Coweta rezoning makes away for new restaurant, stores

A rezoning that will bring a national chain restaurant and other retail businesses to the commercial center on Andrew Bailey Road off Ga. Highway 34 was approved unanimously Thursday by the Coweta County Commission.

The rezoning of the 2.38-acre site located at 15 Thomas Grace Annex Lane off Andrew Bailey Road east of Thomas Crossroads had been zoned C-4 (Commercial Service District). The approval changes the zoning to C-3 (Commercial Retail District).

The site is located within the existing Thomas Grace Annex Business Center. Constructed in 2007, the 9,400 sq. ft. building has been vacant since it was built in 2007.

Coweta County Planning Director Robert Tolleson in a Nov. 18 letter said the developer advised that a national restaurant chain will be occupying 3,500 sq. ft. of the building, with other retail businesses occupying the remaining 5,940 sq. ft.

Project representative Chuck Ogletree told commissioners Dickey’s Barbecue Pit will be the restaurant moving into the building. Dickey’s has a location in Peachtree City and will soon open another in Fayetteville.

Coweta County Zoning Administrator Angela White at the Thursday meeting said the county’s comprehensive plan supports the zoning change, adding that the redevelopment project is one that compliments area businesses.

Bordered by Ga. Highway 34 to the south, existing land uses in the business center include fast food restaurants on the south, a skating rink on the east, a print shop, fast food restaurant and fitness center on the north and undeveloped commercial districts on the west.

The Coweta County Planning and Zoning Dept. recommended approval of the rezoning request.
