PTC planners OK division of property

The Peachtree City Planning Commission by unanimous vote on Feb. 9 agreed to recommend approval of a request by South-Tree Enterprises to rezone a 16.6-acre tract at the South 74 Industrial Park on Ga. Highway 74 South from GI (general industrial) to LUI-3 (limited use industrial) so the site can be divided into smaller tracts for marketing and financing purposes.

Applicant Chuck Ogletree, owner of South-Tree Enterprises, told commissioners he wants to sub-divide the property to be marketed in smaller parcels.

A portion of the property is the location of the Osmose Utility Services office building, warehouse building and testing yard currently under construction.

The Osmose project is situated on the south side of the property, Ogletree said, adding that the company has a long-term lease.

Senior Planner David Rast said South-Tree requested the rezoning so that site-specific building and parking setbacks can be established for the overall tract. City staff recommended approval of the request.

“Subdividing (the remaining portion of the site) will make it easier to market,” Ogletree said.

Ogletree prior to the unanimous vote to approve the rezoning said the property, if developed under the LUI zoning, would have to go back through the approval process for any new development.
“This just gives the ability to subdivide,” he said.

The rezoning request will be heard by the City Council on Feb. 19.
