Don Jackson dealership coming to Coweta

The 189,000 square-foot Jackson Place commercial/office development on Ga. Highway 34 and Hollz Parkway approved Feb. 15 by the Coweta County Commission will be the home of a new location for the Don Jackson Automotive Group. The dealership will feature vehicles from Chrysler, Dodge, Ram, Jeep and Fiat.

Representing the Powell family, whose JHP Family Investments, LLLP is the owner of the nearly 30-acre site, Peachtree City landscape architect Dennis Drewyer said the closing for the new Don Jackson dealership is expected during the first week of March with construction likely to follow immediately.

Drewyer said the dealership, to be located on the corner of Hwy. 34 and Hollz Parkway just across from the Bank of Georgia, was approved for up to 53,000 square feet.

Drewyer said the new Don Jackson Automotive Group will feature vehicles by Chrysler, Dodge, Ram, Jeep and Fiat. With its return to the U.S. Fiat will be introducing a vehicle similar to the Mini Cooper, Drewyer said, adding that the dealership might include Alfa Romeo as a future offering.

Don Jackson also has a dealership in Union City.

Commenting on why Don Jackson decided on the Jackson Place site for its dealership instead of the former Cullen Dodge dealership a short distance to the west on Hwy. 34, Drewyer said that facility was too small and, from what he understood, was already under contract to another car dealer.

The proposal by JHP Family Investments, LLLP for the Jackson Place development included the rezoning 21.8 acres from Rural Conservation (RC) to Commercial Minor Shopping Center (C-6) and 7.6 acres from RC to Heavy Commercial District (C-8) for the car dealership.

The C-6 property includes 136,000 square feet for various businesses. The approval by commissioners included 56,000 square-foot for a medical-dental office building, a 65,000 square-foot shopping center building, a 6,000 square-foot drive-in bank and a 9,000 square-foot restaurant. Drewyer said some portions of the C-6-zoned property will potentially include retail space with lofts.

The easternmost portion of the rezoned property is adjacent to several lots in the Chatsworth subdivision. Commercial development in that area will be limited to office use, Drewyer said. Evergreen plant material will be added to the current undisturbed buffer to better screen the development from the subdivision and a security fence will be installed, he said.

Pertaining to the number of vehicles expected to access the development, county planners projected a high impact with the traffic flow for the development generating 8,614 weekday trips, 6,808 Saturday trips and 3,661 Sunday trips.

Portions of the proposed development are located in the Hwy. 34 Quality Development Corridor.

The development’s site plan also noted that JHP Family Investments, LLLP owns a 69.3-acre parcel immediately to the north of the Jackson Place development.

The area in and around the Jackson Place development is one that had been previously designated for three future transportation enhancement projects. All three have tentative target dates proposed for 2030, though there is no current funding for the three proposals.

Among those are a proposed interchange at I-85 and Amlajack Boulevard, the Hollz Parkway extension and the widening of Hwy. 34.

A part of the Atlanta Regional Commission’s Envison 6 Regional Transportation Plan calls for the extension of Amlajack Boulevard and the construction of an interchange at I-85.

A second long-range proposal, included in the Coweta County Joint Comprehensive Transportation Plan, calls for extending Hollz Parkway to the proposed Amlajack Boulevard/I-85 interchange.
