Rezoning for PTC restaurant denied

A rezoning request to allow a custom frame shop to be converted into a restaurant has been denied by the Peachtree City Council.

Patricia Wright said she wants to sell the building that houses P.K. Wright Galleries on Ga. Highway 74 north near Wisdom Road. Wright said her failing health has forced her to sell the property.

The rezoning request was opposed at Thursday's City Council meeting by residents from the nearby Fairfield subdivision, who opposed the traffic and offensive odors the restaurant might create.

The property is zoned limited use commercial specifically for The Galleries, which also has space that is leased to individual proprietors getting their start in the arts and crafts business. The specialized retail space would be a part of the restaurant, Wright said.

The request involved no additional parking or any changes to the exterior of the structure, Wright added.

The Galleries is located in a subdivision of parcels zoned office-institutional. Prior to its LUC zoning in 1994, it too was zoned OI.

George Rosenzweig, an attorney representing Wright, said a development including several restaurants was located near The Galleries.

Mayor Bob Lenox said he couldn't approve the rezoning because it could open up other nearby property for commercial development. He added that when the LUC rezoning was granted years ago, the city made it clear to Wright that if the business located there changes, the property's zoning would revert back to OI.

"If we did this, we'd undo 20 years of very careful work," Lenox said. "That property is very marketable as office-institutional."

Jim Williams, the city's director of developmental services, said ideally the request would call for a new limited use zoning, but there was little time to put together such a special plan together due to Wright's deadline to sell the store.

That's why staff recommended a limited commercial rezoning, he said.
